Investors buy UK residential property, solely or jointly with an experienced investor; the property is fully managed and entirely self financing and the investor receives rental income and an overall rate of return several times the rate of the property price increase through gearing.

 

Introduction

 

This is intended for people who would like to invest in the UK property market, without spending time researching, training and searching for houses. Properties are fully managed, with no action needed on the part of the investor. Rents are guaranteed via a rental agreement directly with the management company. Several investors can get together to build up the necessary investment for a house. Most importantly it is in our interests to choose properties wisely and manage them well, since we may be joint owners and jointly responsible for the mortgage and costs.

 
We aim to be completely clear about what we are offering, and to do all we can to make sure that potential investors know what is involved, what is expected and how it benefits both them and us. Ralph and Helen Sanders own a portfolio of properties, which they have been building over the last few years. These are all student houses for between 5 and 7 people producing an annual income and capital growth in the long term. Ralph now works full time managing the properties and building their portfolio. The property finding, negotiating, planning, refurbishing and management services offered here are exactly those provided for their own properties.


Several friends and relatives expressed an interest in investing in UK residential property but didn’t know where to start, or lacked the time, knowledge or inclination required to be successful. Choosing a region, market, street and property is critical to the long term success of the investment. In addition, investments which pay for themselves, produce an annual return and deliver capital growth as well are rare. Identifying, contracting and managing the required refurbishments is very important to ensure a property can be let, not to mention the letting itself with all its associated and rapidly changing legal requirements.


This strategy allows investors to make identical investments but without needing to devote their time and effort. Investors buy the property and receive monthly income from rents, while we supply the effort, experience and know-how in return for a fee representing the work we do. There is the option to waive this fee in return for a percentage ownership in the investment property – the ultimate sign of our confidence in the investment! Investors benefit from owning properties that we choose as the best available, from the guarantee of regular income from their investment and from the prospect of long term capital growth, geared using a mortgage.
